Don't get burned by a bad concrete job. I've been doing this in Manchester for years, and I'll tell you exactly what to ask and what to watch out for when hiring a contractor.

Hiring a concrete contractor can feel like a shot in the dark if you don't know what you're looking for. You've got a project in mind – maybe a new driveway, a foundation for that shed you've always wanted, or replacing some cracked walkways. You want it done right, and you don't want to get ripped off. I get it. I'm a contractor myself, right here in Manchester, and I've seen it all. So, let's talk about how to find a good one.

What to Ask Potential Contractors

When you've got a few names, don't just ask for a price. You need to dig a little deeper. Here are some questions I'd want answers to if I were in your shoes:

  • How long have you been in business, specifically doing concrete work? Someone who's been pouring concrete for a decade is going to have a lot more experience than a general handyman who just started dabbling in it last year.
  • Can you provide references from recent, similar projects? And I don't mean just one. Ask for three, and actually call them. Ask about communication, timeliness, and if they'd hire them again.
  • Are you licensed and insured for concrete work in Connecticut? This isn't optional. If they're not, you're taking a huge risk. If something goes wrong, you could be on the hook. Ask for proof, not just a verbal 'yes'.
  • What's your process for site preparation? This is huge for concrete. A good contractor knows that proper grading, compaction, and base material are critical. If they gloss over this, that's a warning sign. Especially with some of the clay-heavy soils we have around here, like in the North End, proper prep makes all the difference.
  • What kind of concrete mix will you be using, and what's the PSI strength? For most residential work, you're looking for at least 3500 PSI. They should be able to tell you this without hesitation.
  • How do you handle expansion joints and control joints? These are essential for preventing cracking. You want to hear a clear plan for where and how they'll be placed.
  • What's your payment schedule? A reputable contractor won't ask for 50% or more upfront. A typical schedule might be a small deposit, progress payments, and the final payment upon completion and your satisfaction.
  • What kind of warranty or guarantee do you offer on your work? Even the best work can have issues sometimes. A good contractor stands behind their product.

Decoding the Quote: What to Look For

You'll get a few quotes, and they might look totally different. Don't just compare the bottom line. A good quote should be detailed and transparent.

  • Line-item breakdown: It should clearly list materials (concrete, rebar, gravel, forms), labor, site prep, and any other specific services. If it's just one lump sum, that's a red flag.
  • Material specifications: Does it specify the concrete strength (PSI), type of rebar or mesh, and depth of the concrete?
  • Scope of work: Does it clearly describe exactly what they're doing? For example, 'Remove existing 10x20 patio, excavate 6 inches, install 4 inches of compacted gravel base, pour 4-inch thick 4000 PSI concrete slab with #3 rebar on 24-inch centers, broom finish.' The more detail, the better.
  • Inclusions and exclusions: What's included? What's not? Are permits included? Site cleanup? Hauling away old concrete? Make sure it's all spelled out so there are no surprises.
  • Payment terms: As I mentioned, look for reasonable payment schedules.
  • Timeline: When do they expect to start? How long will it take? What about weather delays?

Red Flags You Can't Ignore

Trust your gut, but also look out for these specific things:

  • No contract or a vague one: Never, ever proceed without a written contract that details everything we just talked about.
  • High-pressure sales tactics: 'This price is only good today!' or 'I've got a cancellation, so I can do it cheaper if you sign now!' Walk away.
  • Demanding full payment upfront or a very large deposit: This is a classic scam.
  • Lack of proper licensing or insurance: I can't stress this enough. Verify it.
  • Unprofessional communication: If they're hard to get a hold of, don't show up on time for estimates, or can't answer your questions clearly, imagine what they'll be like during the project.
  • Extremely low bids: If one bid is significantly lower than all the others, there's usually a reason. They might be cutting corners on materials, labor, or not properly insured. You get what you pay for, especially with concrete.
  • Door-to-door solicitations: Be very wary of contractors who just show up at your door offering a deal.

Verifying Legitimacy

You've got a short-list. Now, how do you know they're for real?

  • Check their license and insurance: Ask for copies of their Certificate of Insurance (COI) for liability and workers' comp, and their CT Home Improvement Contractor (HIC) license number. You can verify the HIC license on the CT Department of Consumer Protection website.
  • Google them: Look for their website, reviews (Google, Yelp, BBB). Don't just read the good ones; see how they respond to negative feedback.
  • Call their references: This is huge. Ask specific questions about their experience.
  • Visit a past job site (if possible): If they're proud of their work, they might be able to show you a completed project in the area.
  • Check the Better Business Bureau (BBB): See their rating and if there are any complaints.
  • Ask for a physical address: A P.O. Box isn't a business address. A legitimate business has a physical location, even if it's just an office or a yard. For Coastal Concrete, we're right here in Manchester, and you know where to find us.

Picking the right concrete contractor isn't just about getting the best price; it's about getting the best value and peace of mind. Do your homework, ask the right questions, and don't rush into anything. A good concrete job lasts for decades, so it's worth taking the time to find someone who'll do it right.
